Real Estate Enterprises and Venture Capital to Be First Settlers of New Horizon Discovered in Senior Housing
In recent years, leading real-estate enterprises like Vanke, Poly, Sino-Ocean, Evergrande and Greenland all set foot in senior housing market, which is indicating that the momentum of rapid dividend growth gained from traditional development pattern is declining and the market needs transformation and upgrading to create new growth points. Along with the irresistible aging trend in China, senior housing becomes a new favorite of the market. Statistics show that there are over 35 listed companies, more than 80 unlisted real-estate enterprises and over 20 unlisted insurance companies having invested in senior housing market. It is estimated that in 15 years or so the value of China’s senior housing market is going to exceed 10 trillion yuan and it will replace commercial housing as the largest sector of Chinese economy.
Launch of Featured Area of Senior Housing to Create Comprehensive Platform
The current problem faced by senior housing investors is the fact that this emerging sector is characterized by large investment with a long-term payback period although it promises a bright future. The first settlers are still exploring for a mature and sustainable profit model. To solve this problem, the 4th China International Silver Industry Exhibition in collaboration with Guangdong Real Estate Association has created a “South China Senior Housing Featured Area”. Together with a group of real- estate companies and venture capital investors including Poly, Taikang, Goodfield Nursing, CP Homes, Silver Beauty, Taicheng Life Garden and Xiangli Baiyue Senior Living, this “South China Senior Housing Featured Area” aims to provide a multi-dimensional platform for experience exchange, resource integration, information sharing and mutual assistance.
Incorporating Patterns of Home and Abroad to Build All-Dimensional Service System
SIC South China Senior Housing Featured Areawill be characterized by two highlights. First, it will present the companies’ operation models concerning senior housing projects from the aspects of residence, nursing, health care and mental support.Secondly, it will bring together diverse successful experience from home and abroad to help investors and developers find a proper business model customized for Chinese market and themselves, and to help them capture the market via scale development by replicating successful models.
